Accommodation

A well presented cottage located at Wayford Bridge on the river Ant, beautifully designed with an open plan layout and idyllic waterside views from 3 large french windows wrapped around the exterior. The ground floor boasts a welcoming hallway with Cloakroom WC and laundry. A sumptuous open plan, comfortable sitting room with cosy wood burner, calming views of Marina and water. French doors to your decking with outside seating and dining, providing sunshine from south and west as the sun moves around your spacious decking on two sides. The Kitchen Diner with waterside views is well lit and equipped to easily seat additional people dining should you have friends visit. One double bedroom with en-suite bathroom with power shower over, WC and basin. One twin bedroom with en-suite shower WC and basin. Both with their own individual charm, bathed in light, with views over the Marina and water. Both bedrooms boast solar powered blackout blinds so sleep need never be an issue. Suitable for 4 persons with one double bedroom and one twin. Two bedrooms: 1 x double with en-suite bath, power shower, basin and WC. 1 x Twin bedroom with en-suite, with shower, WC and basin. Cloakroom with basin, WC cloaks, with washer dryer. Entrance hall with full heating controls. Open plan Sitting room with woodburner leading to Kitchen / diner. Standards & Accreditations

The Boathouse has been independently rated by Visit England as 5 star. This rating is reviewed annually. A video inventory demonstrating the maintenance standard and fixtures and fittings is taken just before guest arrival. These are made available to our external assessors to prove that our standards are maintained throughout the year.

Booking Information

No Pets. No children under 5 years. Smoking is strictly prohibited within the property and on the wooden decking. Arrival time after 4:30 PM. Late arrivals possible - please contact. Changeover day is Saturday. We are flexible on the length of stay as long as either the arrival or departure day falls on a Saturday. Departures / key collection at 9:30 AM, or at a time to be prearranged. Minimum stay length 3 nights. Prices are per week unless otherwise stated. Reduced occupancy discounts are automatically applied to quotes. Please ask for a copy of our Access Statement.

Property Location

The Boathouse is situated in the hamlet of Wayford on the River Ant. In walking distance of the property there is a pub and restaurant (Wayford Bridge Inn), Vera’s Tea Room, A. G. Meale Garden Centre, Day Boat hire and petrol station with newsagents. Vera’s Tea Room is much more than its name suggests and offers excellent breakfasts and lunches. Wayford is on the A149 approximately 1.4 miles from Stalham and 6.2 miles from Wroxham. Passing through Wroxham on the A149 the city of Norwich is a further 7.8 miles (13 miles from the cottage). The nearest railway station is Wroxham (5.4 miles), or Norwich (14 miles) for major routes. The closest airport, Norwich International Airport is 14 miles. The nearest supermarket is Tesco’s located in Stalham (1.5 miles), however Waitrose located in the market town of North Walsham does deliver to the property.

Exploring the Broads

Included with your booking is the dedicated hire of Canadian canoes (one canoe per 2 guests). On arrival you will be fitted with buoyancy aids and you will be issued with the canoes and paddles for your booking. These canoes are dedicated to you and will not be used by anyone else during your stay. This allows you to explore the broads at the best times, early morning or in the evening when there is little motorboat traffic when the hire fleet operators are closed. Should you wish to bring your own Kayak with you these can be used from the property and can be launched easily from the dropped quay on our marina. Please note that you will be required to purchase a Broads Authority short visit toll to use your own Kayaks in the Broads. For the less adventurous, Dayboats (with toilet and cooking facilities) can be hired within walking distance of the property and boat trips are available from Wroxham and Horning.

Why book direct with the owner?

  • Access the full range of referral discounts and offers. As booking agents need to share information with many advertisers they are often inflexible or at least need to phone the owner to make a decision. For example, we offer a reduced occupancy discount but no other booking agent can do this.
  • Know what you are paying for. Many third-party booking sites (sites populated by booking agents to gain additional advertisng coverage) often contain out of date or totally incorrect information. In many cases the property owner is unaware of the existence of some of these sites so corrections cannot be made.
  • No expensive upselling. Booking agents often try to tempt you with additional products for your piece of mind such as insurance. These policies are often overpriced and provide very little cover. We advise you to take out your own insurance which can cost as little as 25 GBP.
  • No hidden expenses such as booking fees or handling charges which can save you a great deal.
