The Boathouse is a modern, spacious waterfront property situated in an exclusive marina. Fish on our private riverbanks or hire a boat and enjoy the Norfolk Broads. Dedicated canoe hire (one Canadian Canoe per two guests) is included with your booking.

A well presented cottage located at Wayford Bridge on the river Ant, beautifully designed with an open plan layout and idyllic waterside views from 3 large french windows wrapped around the exterior. The ground floor boasts a welcoming hallway with Cloakroom WC and laundry. A sumptuous open plan, comfortable sitting room with cosy wood burner, calming views of Marina and water. French doors to your decking with outside seating and dining, providing sunshine from south and west as the sun moves around your spacious decking on two sides. The Kitchen Diner with waterside views is well lit and equipped to easily seat additional people dining should you have friends visit. One double bedroom with en-suite bathroom with power shower over, WC and basin. One twin bedroom with en-suite shower WC and basin. Both with their own individual charm, bathed in light, with views over the Marina and water. Both bedrooms boast solar powered blackout blinds so sleep need never be an issue. Suitable for 4 persons with one double bedroom and one twin. Two bedrooms: 1 x double with en-suite bath, power shower, basin and WC. 1 x Twin bedroom with en-suite, with shower, WC and basin. Cloakroom with basin, WC cloaks, with washer dryer. Entrance hall with full heating controls. Open plan Sitting room with woodburner leading to Kitchen / diner. French doors leading to the wrap around decking on two sides.
Standards & Accreditations
The Boathouse has been independently rated by Visit England as 5 star. This rating is reviewed annually. A video inventory demonstrating the maintenance standard and fixtures and fittings is taken just before guest arrival. Booking Information
No Pets. No children under 5 years. Smoking is strictly prohibited within the property and on the wooden decking. Arrival time after 4:30 PM. Late arrivals possible - please contact. Changeover day is Friday. We are flexible on the length of stay as long as either the arrival or departure day falls on a Friday. For stays over Christmas or New Year any arrival or departure day is permitted but the minimum number of nights is 5. Departures / key collection at 9:30 AM, or at a time to be prearranged. Minimum stay length 3 nights. Prices are per week unless otherwise stated. Reduced occupancy discounts are automatically applied to quotes. Please ask for a copy of our Access Statement.

"A last minute booking and so pleased we found the Boathouse. In a lovely position right next to the water. It was spotlessly clean and everything felt like new. It was kept warm all the time, so lovely to come back to after a day out in February. The canoe provided was lovely and we enjoyed a couple of trips up the nearby canal. "Year after year we find ourselves re-booking this lovely holiday home. In previous times we’ve returned to other holiday homes only to be disappointed that the owners have failed to keep the standards and quality of accommodation. Not so here, it is a beautiful location and always, always spotless, up to date and well maintained. It is our happy place and in part due to the helpful and friendly proprietors Alice and Ollie, but also the comfortable house, wildlife and simply sitting on the deck watching the river. "A very enjoyable stay in Wayford on the Broads. The Boathouse has been an excellent base from which to explore North Norfolk – both by car and canoe! We’ve loved being by the water and having a drink on the decking as the sun sets. We’d recommend a trip out to Sheringham and the North Norfolk Railway plus the Horsey Windpump Windmill. All in all an excellent week on the Norfolk Broads which has been enhanced by the high standard of our accommodation. Thoroughly recommended!"
"We have had a great family canoe holiday at the boathouse, remember to download the Wayford Bridge canoe trail map as this makes navigation much easier! Sutton and Dilham pubs are an easy paddle away. Saw plenty of Kingfishers, Grebes and the elusive Otter! Great house and location for quiet family time on the river."
"Excellent accommodation in a beautiful location. The river Ant is fantastic with clear water, an abundance of wildlife and stretches perfect for taking to the water in the canoe that is provided with the cottage. Cottage is very well fitted out, spacious with views of the river. Days out included trips to National Trust properties at Flebrigg Hall which had an amazing walled garden and Blickling Estate. Hired a day boat at Wroxham, busy river but enjoyable and a day at a very tourist driven Great Yarmouth including the Sealife Centre. Overall a very enjoyable stay, would recommend and come again. "This is our fourth visit having stayed in both cottages. Once again we have had the most fabulous time. The cottage had everything you could possibly need and is extremely clean and luxurious with a welcome hamper, fresh flowers and a fruit basket. Alice is a wonderful host. The location is perfect for exploring the river by canoe and for visiting the coast, National Trust properties and places of interest. We always feel like we are coming home and cannot recommend their cottages more!! We will definitely be back."

"This cottage really lives up to its 5 star billing. It’s beautifully furnished, has unique character, and is very well equipped, including premium wi-fi which helps to entertain the kids on rainy days. There is a generous welcome pack to greet you on arrival, better than I’ve seen anywhere else. The location is perfect for access to the River Ant, which is one of the quieter yet most scenic rivers in the Broads and we made great use of the canoes that were provided, at all hours of the day, even venturing out before dawn – an unforgeable experience. The area is rich with wildlife and we were thrilled to see Marsh Harriers, Barn Owls, Herons, Kingfishers and even Pike lurking in the water next to the cottage. The outdoor seating is great for Sunday afternoons and evenings. The cottage is well placed to visit the Broads National Park and is just a short drive from the coast with sandy beaches and seal colonies. Highly recommended."
"We have spent another holiday here at The Boathouse (previously stayed at Boathouse Cottage), both are delightful and different from each other. Everything is catered for and the setting unique. (Deliveries by the big supermarkets). The pub and garden centres within walking distance. We encountered plenty of wildlife, including baby Geese, Swans and Rabbits, all by the property. There is no need to leave the area as there is always something going on, on the river or in the marina. Our thanks to Alice and family, nothing is too much trouble for them and for making our stay memorable. We hope to return next year."

"There was a warm welcome upon arrival and the Boathouse is a lovely property – it’s really well furnished and the kitchen was particularly good. The views from the decking and garden area were great – we even watched Geese and a gosling, a small Deer and birds too. The canoes were an excellent addition and lots of opportunities to go out.
